Trade coverage

Every trade. A considered scope.

A construction estimate is a collection of connected scopes. Explore what gets measured, the documents that inform it, and the interfaces that deserve a second look.

Structural

DIVISIONS 02–06

Concrete

Footings, foundation walls, slabs, columns, grade beams, formwork, reinforcing steel, placement and finishing. Confirm excavation and pumping boundaries.

MEASUREMENT CONTEXT / CY · SF · LF · TON · EA

Masonry

CMU, brick, stone, mortar, grout, reinforcement, lintels, flashing, ties and accessories. Read wall sections with the structural details.

MEASUREMENT CONTEXT / SF · CF · LF · EA

Structural steel & metals

Columns, beams, joists, deck, plates, connections, stairs and railings. Distinguish fabrication, erection, coatings and fireproofing.

MEASUREMENT CONTEXT / TON · LF · SF · EA

Framing, lumber & carpentry

Studs, joists, headers, sheathing, blocking, backing and connectors. A lumber schedule may separately identify sizes, lengths and grades.

MEASUREMENT CONTEXT / LF · SF · BF · EA

Demolition

Selective or complete removal, waste handling, temporary protection, and retained elements. Unknown concealed conditions need an explicit assumption.

MEASUREMENT CONTEXT / SF · LF · CY · EA

Architectural

DIVISIONS 06–14

Roofing & waterproofing

Membranes, insulation, cover board, flashings, coping, penetrations, drainage interfaces, waterstops and substrate preparation.

MEASUREMENT CONTEXT / SF · LF · EA

Doors, windows & glazing

Opening sizes, frames, glazing types, hardware sets, ratings and installation. Reconcile plans against door and window schedules.

MEASUREMENT CONTEXT / EA · SF

Drywall & insulation

Gypsum board layers, stud sizes, tracks, shaft walls, soffits, backing, insulation, taping and finish levels.

MEASUREMENT CONTEXT / SF · LF · EA

Flooring & tile

Finish areas, base, transitions, setting materials, substrate preparation, patterns and a clearly stated waste basis.

MEASUREMENT CONTEXT / SF · LF · EA

Painting & ceilings

Surface preparation, coating systems, coats, trim, ceiling tiles, suspension, perimeter details and access panels.

MEASUREMENT CONTEXT / SF · LF · EA

Millwork & specialties

Casework, counters, panels, trim, finish selections and scheduled accessories. Separate owner-supplied products from installation.

MEASUREMENT CONTEXT / LF · SF · EA

Fireproofing

Member coverage, specified system, thickness or rating basis, preparation and access. Coordinate with structural steel and coatings.

MEASUREMENT CONTEXT / SF · LF

Mechanical, electrical & plumbing

DIVISIONS 21–28

Electrical

Service, feeders, conduits, conductors, panels, switchgear, devices, lighting, controls and equipment connections. Review one-lines and schedules.

MEASUREMENT CONTEXT / LF · EA · LABOR UNITS

Plumbing

Domestic water, sanitary, storm, vent, gas, fixtures, equipment, fittings, valves, risers, supports and insulation. Separate sizes and materials.

MEASUREMENT CONTEXT / LF · EA

HVAC & mechanical

Ductwork, air devices, AHUs, RTUs, FCUs, VRF, piping, controls, insulation and accessories. Resolve equipment and controls boundaries.

MEASUREMENT CONTEXT / SF · LF · LB · EA

Fire protection

Suppression piping, sprinkler heads, valves, equipment, supports, and stated testing scope. A takeoff does not replace system design.

MEASUREMENT CONTEXT / LF · EA

Low voltage & communications

Cabling, conduits, trays, pathways, racks, outlets and terminations. Define equipment supply, installation and testing.

MEASUREMENT CONTEXT / LF · EA

Fire alarm & security

Devices, panels, circuits, interfaces, testing and commissioning responsibilities. Confirm what is included in adjacent electrical packages.

MEASUREMENT CONTEXT / LF · EA

Civil & sitework

DIVISIONS 31–34

Sitework & earthwork

Cut, fill, grading, import, export, compaction and subgrade. State the survey basis and whether shrink/swell factors are supplied.

MEASUREMENT CONTEXT / CY · SF · TON

Excavation

Foundation and trench excavation, backfill, haul-off, and specified support or dewatering. Make ground-condition assumptions visible.

MEASUREMENT CONTEXT / CY · LF

Utilities

Site water, sewer and storm runs, structures, trenching and connection points. Check the civil/building-service boundary.

MEASUREMENT CONTEXT / LF · EA · CY

Paving & asphalt

Pavement areas, section thickness, aggregate base, edges, milling, markings and restoration limits.

MEASUREMENT CONTEXT / SF · SY · TON · LF

Landscaping

Planting schedules, topsoil, beds, mulch, irrigation boundaries and establishment scope. Reconcile plans and plant schedules.

MEASUREMENT CONTEXT / EA · SF · CY

THE DOCUMENTS MATTER

Plans show the layout. Details show the assembly. Schedules and specifications establish what that assembly needs to contain.

Provide the current architectural, structural, civil, and MEP sheets relevant to your package, together with specifications, schedules, and addenda. Units and measurement rules are confirmed for the requested scope.

Use trade quantity takeoffs for measured scope, material schedules for supplier review, or cost estimating when the assignment needs pricing.

CSI SCOPE ORGANIZATION

A place for
each part of the work.

These divisions provide a useful scope framework. Project-specific specifications and tender documents determine the actual package boundaries.
