01 /NEW YORK PROJECT CONTEXT
New York City
A citywide estimate should identify the borough, project type, occupied conditions, and access assumptions. Labor requirements, deliveries, vertical transportation, and general conditions vary by project; they are not interchangeable citywide rates.
High-rise work and commercial interior renovations can introduce material handling, hoisting, restricted staging, and delivery timing into the estimate. An occupied office fit-out also needs clear demolition, protection, after-hours, and building-services assumptions.
For brownstones, conversions, and multifamily or mixed-use work, the connection between existing fabric and new construction matters. Identify structural changes, masonry restoration, retained finishes, new services, and the limits of information about concealed conditions.
A multifamily project, commercial fit-out, and warehouse alteration need different takeoff structures. Review utility connections, equipment responsibilities, site development, access, and the relationship between the building scope and external work.
Multifamily rehabilitation and occupied-building work benefit from area-by-area scope and phasing notes. For education, healthcare, or public-project bids, review the actual protection, access, tender, and labor requirements supplied with the documents.
Residential and commercial projects may have substantial sitework alongside building quantities. Civil drawings, grading, utility routes, excavation, pavement restoration, and foundation interfaces deserve a coordinated review.
For Nassau and Suffolk projects, establish municipality, site conditions, building systems, and document completeness before defining scope. A school renovation, retail fit-out, and new residence should each carry its own assumptions.
Commercial redevelopment, multifamily, institutional, and residential work should be organized around the existing site and proposed building scope. State assumptions about phased access, utility upgrades, temporary works, and new-to-existing connections.
Projects in the Hudson Valley, Rockland County, Albany, Buffalo, Rochester, and Syracuse need their own local inputs. Do not carry NYC-specific logistics or labor assumptions into an upstate estimate without a project-specific basis.
Project documents can be reviewed remotely. This directory describes the geographic focus and scope considerations; it does not identify physical office locations. Share the actual job address and project requirements so the quotation uses the right context.
PROJECT CONDITIONS
The local questions worth asking.
What building access, delivery, or staging constraints are documented?
Does the bid package specify a labor basis or wage schedule?
Will occupied areas, temporary protection, or phased services affect the work?
Which general conditions belong in this estimate?
