Frequently asked questions
A clearer picture, before you begin.
Practical answers about drawings, service scope, project quotations, delivery expectations, and document handling. Start with the question closest to your project.
Services & scope
01What does a construction estimate include?
The agreed scope may include measured quantities, material and labor pricing, equipment, a trade summary, alternates, allowances, assumptions, and exclusions. Quantity-only takeoffs are also available. The quotation should identify exactly which deliverables are included.
02Can I request a takeoff for a single trade?
Yes. Define the trade, drawing issue, areas, and inclusions you need reviewed. A single-trade request can focus on quantities only or include an agreed pricing scope. Interfaces with adjacent trades should be identified before work begins.
03What is the difference between a quantity and a material takeoff?
A quantity takeoff measures the scope of work by units such as area, length, volume, or count. A material takeoff organizes the materials within that scope, often by type, size, or specification, with waste or purchasing allowances stated separately.
04Does a takeoff replace design or field verification?
No. A takeoff measures the agreed documents. It does not provide engineering design, establish code compliance, or verify concealed site conditions. Design decisions, submittals, and field measurements remain separate project responsibilities.
05Can public-work requirements be considered?
Include the actual tender requirements, relevant schedule references, and agency documents with the inquiry. The estimating scope can identify the requested labor basis and project conditions. Coverage and compliance questions should be resolved with the responsible authority or qualified adviser.
Drawings & deliverables
01What drawings and information should I send?
Send the current PDF drawing set, specifications, schedules, and issued addenda, along with the project location, requested trade scope, and bid date. If the design is incomplete, identify the information available and the decision the estimate needs to support.
02What file formats can I upload?
The form accepts PDF, ZIP, XLS, and XLSX files. It shows the current per-file and total limits before uploading. For larger sets, provide a private document-share link with the request. Password-protected or restricted files may require a separate access discussion.
03What if my drawings are incomplete?
State the project stage and decision the estimate needs to support. Available information can inform a budget or preconstruction scope, with incomplete items carried as explicit assumptions or allowances. The level of certainty depends on the documents.
04Can deliverables be organized by floor or area?
Include your preferred breakdown in the inquiry. Trade, building, floor, unit type, area, or bid-package groupings can be discussed and recorded in the agreed scope before work begins.
Pricing, timing & revisions
01How much do estimating services cost?
The fee depends on the drawing set, number of trades, document completeness, project complexity, deadline, and deliverables. Send the available documents and scope for a project-specific quotation; there is no published flat fee for every project.
02How is the turnaround confirmed?
The delivery date is established after reviewing the scope, drawing volume, document quality, and required output. Include your bid deadline and any review milestones with the request. A submission receipt does not confirm a delivery commitment.
03What happens when an addendum changes the plans?
Identify the new issue and the changes requested. Revised quantities, credits, pricing, and supporting notes may need reconciliation against the original scope. The quotation or a subsequent agreement establishes the fee and timing for that additional work.
Project information
01Are uploaded plans published on the website?
No. Project details and attachments are sent through FormSubmit to the estimating team by email. They are not placed in the public website image or download directories.
02Does a request receipt confirm a quote or a start date?
No. The receipt confirms that the submission was recorded. Project acceptance, scope, fee, and delivery dates require a separate agreement after review.
03Can I discuss an NDA or restricted document set first?
Yes. Send an inquiry without attaching the restricted documents and describe the access or confidentiality requirements. Any additional agreement must be confirmed before those files are shared.
