Masonry estimating
Masonry Estimating Services for New York Projects
Two masonry walls with the same area can require different units, grout patterns, reinforcement and concealed accessories. Masonry estimating services for New York projects start with those assembly differences. A wall-type takeoff gives contractors a usable basis for material and installation review while keeping openings, returns, lintels and adjoining construction connected to the drawings.
THE SHORT ANSWER
What should a masonry estimate include?
A masonry estimate can include CMU, brick, architectural block or specified stone, together with mortar, grout, reinforcement and the accessories required by the documents. Wall areas and unit quantities should be separated by assembly, with opening deductions and special conditions recorded. Pricing may cover material supply, installation, handling and agreed access equipment. The exact package must identify veneer, backup, insulation, flashing and support responsibilities so neighboring trades do not omit or duplicate the work.
Review the scope and deliverablesFollow each wall type through plans and elevations
Assign a reference to each masonry assembly and record its location, thickness, height and specified unit. Read elevations with wall sections and structural notes. A plan length cannot establish stepped heights, parapets, recessed panels or changes between veneer and backup construction.
Keep CMU, brick, architectural block and stone quantities distinct. For a multi-wythe wall, show the separate layers instead of treating one elevation area as the complete material quantity. Identify corners, returns, caps and special units where the details define them.
On multifamily projects, reconcile repeated elevations with entrances, service areas and non-typical floors. Commercial work may contain both exterior veneer and interior masonry partitions, each with different finishes and installation conditions.
Deduct openings and retain the work around them
State the measurement convention used for door and window openings. Reconcile dimensions against schedules and elevations, then record the deductions. Deducting the opening area does not remove the jamb, sill, head or return work shown around it.
For an opening in reinforced masonry, follow the issued lintel, bond beam and jamb details. Identify special units, reinforcement and grout associated with those conditions. Where steel lintels or support angles are carried by another package, record the boundary with structural steel estimating.
Coordinate with doors and windows scope so rough openings, frame installation, perimeter seals and masonry closure are assigned explicitly. A discrepancy between the opening schedule and elevation needs a question, not an averaged dimension.
Price the assembly beyond the visible units
Do not treat grout as a fixed percentage of wall volume when the documents identify a grouting pattern. Keep bond beams, reinforced jambs and other local conditions visible. Mortar and grout serve different parts of the assembly and should remain separately reviewable.
CMHA’s guide to estimating concrete masonry materials explains why assembly configuration affects material estimates and cautions against unreviewed rules of thumb. Project details and specified units should establish the takeoff basis rather than a universal wall-area multiplier.
| Component | Useful measurement | Detail that changes the quantity |
|---|---|---|
| Masonry units | Wall area and unit count by type | Module, thickness, special units and openings. |
| Mortar | Documented material basis | Unit configuration and specified joint/bedding requirements. |
| Grout | Volume tied to filled cells or spaces | Partial or full grouting and local reinforced zones. |
| Reinforcement | Length, count or weight | Specified vertical bars, horizontal reinforcement and laps. |
| Flashing and joints | Length by detail | Heads, sills, shelf locations, terminations and control joints. |
| Ties and anchors | Counts with spacing basis | Wall configuration and documented attachment requirements. |
Find the concealed accessories before closing the scope
Review masonry specifications and wall sections for flashing, ties, anchors, reinforcement, control joints and insulation. Identify required transitions and accessory locations, including the continuity of a detail at corners and openings. A material noted only in the specification can still affect the package.
Assign waterproofing and insulation responsibilities at the assembly boundary. If one contractor supplies a material and another installs it, preserve that distinction. Also check who provides concrete supports, embeds and interface repairs with the concrete package.
A missing accessory detail should remain an identified assumption or request for clarification. The takeoff can measure the issued design; it does not select wall reinforcement or design anchors for an unresolved condition.
Connect installation costs to access and wall conditions
Material prices alone do not capture the work of laying units, placing reinforcement, grouting, cleaning and protecting completed masonry. Separate the labor and equipment basis where requested. Wall height, access, repetition and the distribution of small work areas can affect the contractor’s installation assumptions.
For Brooklyn projects and Bronx work, request the available staging, material storage and access information. Use the actual building conditions to identify handling and access costs. Do not carry a generic borough factor in place of a described work arrangement.
Brownstone renovation needs retained masonry distinguished from demolition, repair and new construction. Restoration methods, matching requirements and uncertain substrate conditions require their own documented scope rather than being priced automatically as new wall area.
Make the masonry deliverable useful for bidding
Submit wall plans and elevations, building sections, opening schedules, structural details, masonry specifications and addenda. Identify the walls and materials included, any restoration work, and whether the request covers quantities or a priced subcontract package. Include supplier quotations and access assumptions that should be used.
An agreed output can include a wall-type quantity schedule, opening deductions, accessory quantities and marked references. Subcontractor estimating can connect that information to proposal inclusions and exclusions. Quantity takeoff and cost estimating provide different levels of pricing support.
Review the deliverable overview, then send the masonry documents with the required breakdown and bid date. Clarify whether procurement quantities need separate breakage, cutting or ordering assumptions.
QUESTIONS ABOUT MASONRY ESTIMATING
Before you define the assignment
01Does net masonry wall area include the veneer and backup?
The same elevation may describe both layers, but they need separate assembly quantities. Identify each wythe, its material and thickness, and the included connection or cavity components.
02Why keep masonry opening deductions visible?
Visible deductions make the measurement reviewable and help reconcile revisions. They also provide a check against the jamb, lintel, sill and return work that remains around each opening.
03Can grout quantities use a standard amount per square foot?
Only a clearly stated preliminary allowance should use a generalized basis. A detailed quantity should follow the unit configuration, grouted cells, bond beams and other filled locations documented for the project.
04Are scaffold costs automatically included in masonry pricing?
They are included only within the agreed price scope. Confirm whether access equipment is contractor-provided, shared or separately supplied, and state the assumed duration and working arrangement.
05How are masonry repairs distinguished from new construction?
Record the repair locations, instructed treatment and quantity basis separately. Existing-condition uncertainty and matching requirements should remain visible rather than being hidden in a new-work unit rate.
